Can anyone describe what the invention is?
Customers, home builders, lenders and guarantors are all parts of the existing housebuilding market. Also, home building contracts, rental agreements and lease-to-own contracts are not new. Even the combination of these stakeholders and contracts should not be anything new to those skilled in the art. To me, the only thing that is possibly new is this part of Claim 1: "the mortgage plan utilizing a computerized network or standalone workstations along with one or more accompanying software applications and associated hardware as required, to prepare the following documents," but the application does not describe this in more detail than what kind of equipment, workstations and servers can be used for this.
The patent does not state how to get stakeholders to agree to the mortgage plan. It seems to be merely a collection of statements of the form "Stakeholder X may do Y," with the implicit conclusion that if all this is fulfilled, there is a mortgage plan enabling a customer to purchase a home.
Having read the patent, there is no guarantee that I can recreate this mortgage plan. It is contingent on all stakeholders agreeing, so I do not see the utility of this patent. It's like a wishlist.David Li (about 2 years ago)

Does anyone have any thoughts regarding if the idea of a mortgage broker or someone who acts as the middle man in the transaction could qualify as prior art? I feel like mortgage brokers perform a similar role, as described in the patent, in terms of bringing the numerous parties together.PEER TO PATENT ACTIVITY
